The tool gives you a way to explore the variables. Seeing the floor, checking the subfloor, and choosing materials together is how the real plan comes into focus.
What is included in the sample range?+
Restoration includes an illustrative sanding and natural finish rate. Installation includes sample wood material and standard labor allowances. Your selected stain, preparation, pattern, and stair options are itemized above, along with a sample project setup allowance.
What still needs an assessment?+
Wood species and product, floor thickness and condition, moisture, subfloor readiness, damage, access, furniture, removal and disposal, trim, transitions, and stair details. The tool does not decide whether a floor can be refinished.
What is outside this range?+
Taxes, demolition and disposal, furniture moving, structural or subfloor repairs, moisture remediation, trim and railings, and any work not itemized. Material waste and delivery have not been separately calculated. The prototype rates are illustrative and need Ace’s approval before any live use.
